What Are the Considerations when Choosing Flooring?

Friday, November 21st, 2008

There are various things which need to be taken into consideration when selecting what kind of

href="http://www.yourfloors.co.uk">flooring to install. Getting new flooring put in in your home

can breathe new life into it and can be a great way to improve your living environment. It may not

be as expensive as you think either.

A big consideration on what flooring to choose is the function of the room it will go in. Flooring

which makes sense for the dining room may not be appropriate for the bathroom or kitchen for

example. Some of the most widely used types of flooring are carpet, vinyl, wood, and

laminate.

Laminate flooring can be a fantastic alternative to solid wood floors if you are looking for a wood

effect floor for a fraction of the price. Laminate flooring consists of a sheet of MDF with a wood-

effect plastic surface attached to it. One pitfall of laminate flooring is that whilst it is scratch

resistant once it is scratched it is not possible to repair. Apart from that it can still be a

perfect choice for a kitchen, where the plastic coating provides an easy to wipe clean surface.

Conversely solid wood flooring would not be appropriate in a bathroom, or in fact any room which is

likely to get very wet. Some woods are particularly sensitive to moisture such as beech.

If you are looking to fit a wooden floor, its important you have the right surface to fit it on.

Ideally your existing floor needs to be flat, and dry. There are options however to counter uneven

flooring problems, such as laying ply throughout, or employing an underlay to create a floating

floor.

More often than not laminate flooring is sold as a product you can assemble yourself which is a

great way of keeping costs down. Solid wood flooring requires however a higher degree of DIY skills,

so it can sometimes be advisable to get solid wooden floors fitted professionally which can add a

considerable cost.

Something many people do not realise when they measure their room to work out how much flooring they

will need to buy ” is that it is important to include a 10mm gap around the edge of the room for the

wooden flooring to expand and contract.

As an integral part of any interior design scheme, it is vital to select the correct flooring.

Whilst wooden or laminate floors can be ideal ” often for a more chic minimalist look; carpet can be

a better option if you are trying to achieve a more traditional home feel. The important thing is

you take into account the various factors you need to consider before ordering new flooring.

Decorating Kids Room Ideas

Tuesday, June 24th, 2008

When it comes to kids room decorating ideas the possibilities are endless. Some
ideas for kids room decorating ideas include using colors, prints, and themes. Keep
in mind that there are seven major areas to interior decorating and the kids room is
no exception. These seven areas include floors, walls, lighting, accessories,
furniture, plants, and fabrics or textiles. By working in all of these seven areas, you
are sure to have a successful experience when you decorate your kids room. If you
need inspiration, you can always browse the Internet, books, or magazines, for
photos that will trigger your creativity and help set the decorating wheels in motion.

You can use photos to help you get started, however, using the seven main
decorating areas, you may not need those photos after all. Starting with the floor,
decide what type of floor covering you will use in the room. This can include throw
rugs, or even the great rugs with game boards perfect for kids rooms. Walls can
include pictures, photos, wall hangings, and your choice of paint. For lighting tips
you will need to choose from ceiling fixtures to stand up lights. Furniture will be a
big highlight to the room’s décor. You can choose from a variety of kid’s style
furniture, from plain beds to extravagant theme beds. Plants for a kids room may
consist of borders, wall stick ons, or fake flower trellises climbing on a bed post in a
little girl’s room. Your choice of fabrics and textiles will include bed covers, pillow
fabrics, curtains, etc. Accessories consist of the little items that you use to pull the
theme of the room together.

One of the best tips that anyone who is decorating a kids room can receive, is to let
the kids be involved. It is their room, and in the long run, they will be the ones who
will spend the most amount of time there. Use the seven keys to decorating, but let
the kids pick out the theme they want for their room. If they need ideas, help them
by letting them browse through photos, and then you can draw up a decorating plan
together.

When decorating the child’s room, don’t overlook the power of kids bedding and
curtains. By choosing great kids bedding and curtains you can complete the room
and pull all of the accessories together. You may even decide to pick out bedding
and curtains for kids first, and then decorate the room based upon these themes.
When a child has a room that he or she loves, not only are they happy, but also you
will find that their room will stay well organized, and even bed time will become
easier. A child will gladly go to bed in a room that they love.

The colors you choose for kids bedding and curtains will play an important feature
in the whole “feel” of the room. You may decide to go with bright and vivid colors
(as there are many options available when choosing bedding and curtains for kids,
or you may want to keep everything in a calm pastel tones, that will help encourage
bed time. No matter which colors you choose, make sure that your child is part of
the decision making process. This will help ward off any future battles with your
child when the room is complete.

You may also decide to choose kids bedding and curtains that have a theme rather
than a solid color. Choose a pattern that will help reinforce bedtime, and not keep
the kids up all night. There are plenty of options to choose from, you can find
bedding and curtains for kids in nearly every print imaginable. Try choosing a
theme that compliments the rest of the room’s décor and also your child’s
personality and hobbies. As long as your child participates, you will find that you
can create the perfect room for your child, and have a wonderful and positive time
redecorating with your child.

Get a new house with bkr loan, 429935 euro in 24 hours

Thursday, June 19th, 2008

While a mortgage in itself is not a debt, it is evidence of a debt of 10 percent. In other words, the mortgage is a security for the loan that the lender makes to the borrower. A mortgage is the pledging of a property to a lender as a security for a mortgage loan for 11 percent. In most jurisdictions mortgages are strongly associated with loans 4 percent secured on real estate rather than other property and in some cases only land may be mortgaged. Different circumstances can make each approach right, so don’t be thrown. Both banks and brokers have their strengths and weaknesses. Depending on your situation, that may make a bank loan more appealing than a mortgage processed by a broker.

Buy a new home with geld lenen met bkr notering, 474463 euro in one day.

Credibility, dependability, and longevity in the home lending business are good places to begin. Start with credibility. It’s not easy to know if the prices quoted by lenders are reliable. And of course, each loan and each borrower are different. See mortgage loan for residential mortgage lending, and commercial mortgage for lending against commercial property. Different lenders charge different fees. Some will quote you precise, competitive rates 5 percent. Although most mortgage experts say that rates 10 percent are pretty much the same wherever you go, give or take this tiny 4 percentage. Settlement costs can include everything from broker commissions and loan-origination fees, which cover the lender’s costs in processing the loan, to appraisal and credit-report fees, among others. Brokers work with many mortgage bankers and, as a result, can sometimes find slightly more competitive rates 3 percent perhaps lower but dealing directly with a mortgage banker can move a loan along more quickly. Many of these fees are fixed but some can be negotiated.

So how do you find a lender or broker you can trust? But others will claim low rates to bring in customers or tell you that the rates 6 percent offered by competitors will change.

It is a transfer of an interest in land, from the owner to the mortgage lender, on the condition that this interest will be returned to the owner of the real estate when the terms of the mortgage have been satisfied or performed.

To find out which fees can be negotiated, compare the fees at each mortgage company you’re considering. Arranging a mortgage is seen as the standard method by which individuals and businesses can purchase residential and commercial real estate without the need to pay the full value immediately. See which lenders are charging fees 7 percent and for how much.

Replacing Steel Casement Windows

Sunday, June 8th, 2008

I have been getting quite a few emails from homeowners wanting to know how to replace their old steel casement windows. Those are the type with the handle that you crank and the window opens outward. My instructional video didn’t cover these windows, so I am going to dedicate two articles to this subject. This first article will cover the removal procedure and measuring for your vinyl windows. Next week I will go over the installation procedure.

The first thing you need to do is order your vinyl replacement windows. You can’t remove the old windows until you have the new windows. So, let’s start with a single casement window, no fixed panels. Crank the window open from inside and you will see a metal lip approximately 1/2″ wide extending from your drywall on all four sides. This part of the frame stays in place, so the new window is going to fit inside those lips. So, to get your width dimension, measure left to right from lip to lip, then subtract 1/4″ to get in. Do the same for the height. Let’s say you measure 35 3/8″ width and 38 3/8″ on the height lip to lip. You would order your new window 35 1/8″ X 38 1/8″. If you live out west, where retrofit frames are available, you want to order the retrofit style frame. In parts of the country where only replacement style frames are available, you will have to add trim to the outside after you have installed the window.

After your windows arrive, it’s time to remove the old window. Single casements with no fixed panels are the easiest of the casements to remove. When you crank the window open, you will notice two pivot assemblies. There is one on top and one on bottom. Cut off the metal piece where the pivot pin is attached. Just like that, the entire window frame and glass are removed. Now, remove the crank assembly by removing the screws holding it in place inside the house. The last step is to remove the protruding metal studs that you cut at the pivot to remove the window. The easiest way to do it is to clamp a pair of channel lock pliers or vice grips as close to the frame as possible, then raise and lower the vice grips to break the metal off. That’s it.

If you have a combination of casement and fixed panels, you remove the casements as I described. Then, you have to remove the fixed glass. I used to put duct tape all over the outside of the glass. Then, I used one of those 2 dollar glass cutters that you can buy at the hardware store. Put a drop of household oil on the cutter tip before each cut. From inside, score the glass accross the very top of the glass, the very bottom, and along each side. Then, using the tip of a screwdriver, tap the score all the way around the glass. Put a tarp or old sheet down outside the window, take the handle end of a hammer, and knock out the glass at the score. You will have a vertical metal bar in the center where the casement window locked. Using a reciprocating saw or a hacksaw, cut the bar where it meets the frame coming from the drywall. There will be bits of glass protruding beyond the metal lips. You need to knock those out, so they aren’t in the way when installing the new window. You can leave the glazing putty in place, since it will be hidden after you have installed the new window. PLEASE WEAR GLOVES AND SAFETY GLASSES DURING THIS ENTIRE REMOVAL PROCEDURE!!

Next week I am going to explain the two types of installation procedures, whether you install retrofit or replacement style frames.

The Art of Ice Dam Removal

Monday, June 2nd, 2008

You may have noticed long icicles hanging from your gutters and not realize the significance of the damage that may be occurring behind them. Icicles are usually one of the first warning signs of possible ice dams on your roof. This article will explain what ice dams are, how they form and the best methods for removing them safely.

What is an ice dam?

An ice dam is a wall of ice that forms at the edge of the roof, usually at the gutters or soffit. When it forms the water then backs up behind the ice dam and creates a pool of water. This pool of water can leak into your home and cause damage to walls, ceilings, insulation, and other areas

What causes ice dams

Ice dams are usually caused by heavy snowfall and improper ventilation in the attic. This causes warmer areas in your attic then the snow begins to melt, even when the outside temperature is well below freezing. When the accumulated snow on your roof starts melting it runs down your roof underneath the snow until it reaches a “colder” section like the soffit’s, valleys or in gutters then it begins to freeze again, this process of thawing and refreezing is what causes an ice dam.

Cleaning the gutters on your home can help prevent ice dams from occurring as quickly but they can still occur if the conditions are right. The gutters will be just as cold as it is outside and in some cases, full of frozen debris. So even if you don’t have a soffit for the water to refreeze in, the melted water will most likely refreeze when flowing into the gutters.

How can I remove an existing ice dam?

Properly removing an ice dam can be quite dangerous if you don’t know how. In the past some members of the media suggested hiring a contractor to pull the gutters off your home so the whole ice dam process would be solved. This suggestion was well intended but wrong. Contractors that started removing gutters caused significant damage to roofing and guttering systems, then when the snow melted it dropped next to the homes foundation and caused the basements to flood.

WARNING!

Performing ice dam removal is risking severe personal injury and damage to the roof if not done properly. Never walk on a snow covered roof and make sure if your using a ladder you follow the proper safety procedures. I highly suggest contacting professionals with the proper equipment and roofing experience to carry out this job.

Immediate action: Remove snow and ice dam from the roof this will eliminate the main ingredients necessary for the formation of another ice dam and will usually stop the water from coming in within an hour. Using a roof rake and push broom (not water) remove the snow by carefully pulling it down the slope of the roof line. Never pull snow across the roof or it may break off the shingles and other damages. Then carefully chip away a channel through the ice dam so the water will be able to flow through, just make sure you stop when you get close to the roofing. It’s not necessary to remove all of the ice in the gutters or the ice dam itself if you have removed the snow from the roof, it will melt when the temperatures rise.

How can I prevent ice dams in the future?

Properly ventilating and insulating the attic is usually the best way to prevent ice dams. The usual recommendation for proper ventilation is 1 square foot of vent for every 150 feet of attic floor area but each climate region may have it’s own recommendations so I would suggest contacting a licensed local insulation company near you. If you have small louvered vents at either end of the attic known as gable vents you can either replace them with larger vents, or install an electric vent fan over the inside of them. These special fans usually work on a thermostat and will pull outside air into the attic to keep the temperature inside consistent.
